DSCR Loan for Short-Term Rental & Airbnb: Investor Guide

Short-term rental financing has always been the awkward middle child of real estate lending. Traditional lenders hate the income variability. Conventional guidelines won't count projected Airbnb revenue. But DSCR loans—structured specifically around a property's cash flow—are purpose-built for exactly this asset class.

This guide covers how DSCR loans work for STR properties, how lenders calculate qualifying income, what separates STR-specific programs from standard DSCR products, and how to position your scenario to get the best terms.

What Is a DSCR Loan and Why It Fits Short-Term Rentals

DSCR stands for Debt Service Coverage Ratio. It measures whether a property generates enough income to cover its own debt—without referencing your personal tax returns, W-2s, or employment history.

The formula:

DSCR = Gross Rental Income ÷ Total Monthly Debt Service

Where total monthly debt service includes principal, interest, taxes, insurance, and HOA (if applicable)—commonly abbreviated as PITIA.

Real example:

A vacation rental in Scottsdale, AZ generates $5,800/month in projected gross income (per a market appraisal). The PITIA on a $550,000 purchase at 7.5% over 30 years is $4,620/month.

DSCR = $5,800 ÷ $4,620 = 1.26

Most DSCR lenders want to see a minimum of 1.0 (break-even) and prefer 1.20+. A 1.26 on an STR clears the threshold for most programs. The better the ratio, the better your pricing.

How Lenders Calculate Income for STR Properties

This is where STR DSCR loans diverge significantly from standard long-term rental products—and where most borrowers get surprised.

For a single-family rental with a tenant and a lease, lenders simply use the lease amount. STRs don't have leases. So lenders use one of two income sources, depending on their program:

1. AirDNA Market Data

AirDNA aggregates actual nightly booking data from Airbnb, Vrbo, and direct booking platforms. Most STR-specific DSCR lenders pull a market occupancy and revenue estimate for that specific property address.

What they look at:

  • RevPAR (Revenue Per Available Room)
  • Projected annual gross revenue at market occupancy
  • Seasonality patterns in the market

Lenders typically use a percentage of projected gross income—often 75%–90%—to arrive at an effective monthly income figure for qualification.

2. 1007 Short-Term Rental Appraisal Schedule

Some lenders require (or allow) the appraiser to complete a 1007 STR addendum, which provides a market rent opinion based on comparable STR properties. This is more conservative than AirDNA in many markets but is accepted by a broader set of lenders.

Key point for borrowers: Not every lender accepts AirDNA. Not every lender orders a 1007. Which method is used directly affects your qualifying income and therefore whether your deal clears DSCR. This matters when you're shopping programs.

STR vs. Long-Term Rental DSCR Programs: The Real Differences

Most DSCR programs are designed for long-term rentals (12-month leases). When a lender says they do "STR loans," that means their underwriting guidelines actually accommodate the following:

One important nuance: condotels—units in condo buildings that operate like hotels—are excluded from most DSCR programs entirely. There are specialty lenders that do condotel financing, but it's a narrow subset. If your Airbnb is a unit at a resort property with hotel-style amenities and management, confirm upfront whether the lender will touch it.

DSCR Loan Terms You Can Expect on STR Properties

Pricing on STR DSCR loans carries a small premium over equivalent long-term rental products—typically 0.25%–0.75% higher in rate or a comparable adjustment in points. This reflects perceived income volatility.

Typical program parameters (as of 2025):

  • Loan amounts: $100,000–$3.5M (some lenders go higher)
  • LTV: Up to 80% purchase, 75% cash-out refinance
  • Minimum credit score: 620 at the floor; better pricing at 700+
  • DSCR floor: 1.0 (some lenders allow as low as 0.75 with rate adjustment)
  • Loan terms: 30-year fixed, 5/1 or 7/1 ARM, interest-only available
  • Property types: SFR, 2-4 unit, warrantable condos, some unique properties
  • No personal income verification required
  • Entities (LLC, LP) allowed

If you're buying in a vacation market where properties commonly run sub-1.0 DSCR on paper, ask about no-ratio programs—which skip the DSCR calculation entirely in exchange for a lower LTV and higher rate. Useful for high-priced destinations where purchase prices outrun rental income.

Where Most STR Borrowers Go Wrong

1. Applying to a general DSCR lender without confirming STR eligibility

Some lenders list STR as an allowed property use but actually cap LTV at 65% or require 12 months of operating history you don't have. That's not an STR program—that's a penalty box.

2. Not optimizing the income method

If your AirDNA income is $6,200/month and the 1007 appraiser comes in at $4,800, you need a lender that uses AirDNA. Choosing the wrong lender costs you the deal—or the rate tier.

3. Ignoring property type restrictions

A cabin on 5 acres with a well and septic in a rural market will fail standard DSCR underwriting. That's a specialty scenario. A beachfront condo in a resort complex may be a condotel—also a specialty scenario. Know what you own before you apply.

4. Shopping rate without shopping structure

The rate difference between lenders is real, but the structure difference—how income is calculated, what LTV they'll go to, whether they allow interest-only—has more dollar impact than 25 basis points on the rate. Structure first, rate second.

Frequently Asked Questions

Can I use projected Airbnb income to qualify for a DSCR loan if I haven't started renting yet?

Yes. Most STR DSCR lenders use AirDNA market data or a 1007 STR appraisal to project income—neither requires you to have an operating rental history. Seasoning requirements vary by lender, but a significant portion of STR DSCR programs have no operating history requirement at all. You can close on a new acquisition and immediately operate it as an STR.

What credit score do I need for a DSCR loan on a short-term rental?

Most programs start at 620, but that floor comes with pricing penalties. For the best available rates on an STR DSCR loan, you want a 700+ credit score. Some lenders tier pricing aggressively at 740+. If you're between 640 and 680, expect a rate premium of roughly 0.5%–1.0% versus a 720+ borrower on an equivalent scenario.

Does the DSCR loan have to be in my personal name or can I use an LLC?

Most DSCR lenders allow—and many specifically accommodate—purchases through LLCs, LPs, and other entity structures. DSCR loans are business-purpose loans, which is why entity vesting is a natural fit. There is typically no pricing penalty for closing in an LLC, and it preserves the liability separation that most serious STR investors want.

Are short-term rentals in seasonal markets harder to finance with DSCR?

They can be, but the qualifying income is based on annualized projections—not peak-season revenue. AirDNA and 1007 appraisals account for seasonality in their annual income estimates. The more important variable is whether the annualized figure supports your DSCR threshold. In highly seasonal markets where summer revenue is strong but winter is near-zero, the annualized AirDNA figure may still produce a workable DSCR. Run the numbers with the annualized figure, not the peak month.
